A SIX-bedroom Wye Valley property has a £75,000 guide price at the next Paul Fosh auction sale – but there are some snags.
The spacious, detached property at Tinman's Green, Redbrook, which offers expansive accommodation over three floors, is unfinished.
Auctioneer Paul Fosh says one snag is that there is a likelihood that rock from an adjacent bank could become dislodged and tumble onto the house or into the garden.
"Lakeside is a super, individually designed, six-bed house in an enviable position. The property, on three floors and at the head of a development of similar properties, requires completion works both internally and externally but has double glazing and gas fired central heating," he says.
"However there is a problem with the bank at the immediate rear of the property which adjoins a disused quarry.
"There are unsubstantiated reports that large boulders have already become loose and fallen down the bank and the fear is that unless work is done to make good the bank more of these rocks could follow."
The property was also at the centre of a recent mortgage fraud case heard at Cardiff Crown Court.
Paul says the property, which has a guide price of £75,000, may either have to be demolished and a new property built in its place – or the bank will have to be shored up and made safe.
"A brand new property, such as this in this lovely desirable location in the Wye Valley would normally command a price on the open market of between £400,000-500,000 so the auction guide price of £75,000 is a snip. However, there is a real catch about which any potential bidder needs to be aware."
Paul advises prospective bidders to read the legal pack regarding the bank to the rear of the property prior to the auction.
